57 Small Changes You Can Easily Make to Improve Your Life

Many of us have heard a lot of these before, but it is always good to be reminded, especially at the beginning of the year. A lot of these small changes make a lot of sense to me to better both myself and my business.  I think I am going to try 6, 22, 40 and 48. What about you? Let me know with your comments.

57 Small Changes You Can Easily Make to Improve Your Life

I’ve already posted most of the advice below but scattered among five or six posts. I thought it would be useful to collect all of my happiness and success rules in a single place. Enjoy!

  1. Assume People Have Good Intentions

Since you can’t read minds, you don’t really know the “why” behind the “what” that people do. Imputing evil motives to other people’s weird behaviors adds extra misery to life, while assuming good intentions leaves you open to reconciliation.

  1. Avoid Using Negative Words

Stop using negative phrases, such as “I can’t,” “It’s impossible,” or “This won’t work.” Stop using profanity, too. What comes out of your mouth programs your mind. When you talk trash, you’re transforming your brain into trash.

  1. Avoid Spending Time with Stressed-Out People

You may not realize it, but your physiology is programmed to mirror the physiology of those around you. In other words, you can “catch” stress from other people. So although it may not be possible to avoid stressed people all the time, avoid them as far as possible.

  1. Begin Each Day with Expectation

If there’s any big truth about life, it’s that it usually lives up to (or down to) your expectations. Therefore, when you rise from bed, make your first thought be, “Something wonderful is going to happen today.” Guess what? You’re probably right.

  1. Breathe More Deeply

Breathing deeply calms you down but, more importantly, it helps ensure that plenty of oxygen is getting into your lungs and into your blood stream, where (among other things) it helps your brain work more efficiently.

  1. Celebrate More Frequently

The small and large successes and accomplishments in your life deserve recognition. It’s a mistake to head straight for the next task or the next goal without celebrating, even if it’s only patting yourself on the back.

  1. Daydream More Frequently

The idea that daydreaming and working are mutually exclusive belongs back in the 20th century. It’s when you let your thoughts wander that you’re more likely to have the insights that will make you both unique and more competitive.

  1. Decide That You Must Achieve Your Goals

When you approach a task that leads toward your goal, never start out by saying, “I’ll try…” When you use that phrase, you’re giving yourself permission to fail. Instead, phrase your action in terms of “I will…!” or “I must…!” No wiggle room allowed.

  1. Define “Failure” as “Failing to Take Action”

Regardless of your goals and milestones, you don’t have control over anything except your own behavior. Redefining failure as “failing to take action” puts failure (and therefore success) within your control.

  1. Deflect Partisan Conversations

Arguments about politics and religion never have a “right” answer, but they definitely get people all riled up over things they can’t control. When such topics surface, bow out by saying something like: “Thinking about that stuff makes my head hurt.”

  1. Don’t Waste Energy on Hate

Hate is an emotional parasite that eats away at your energy and health. If something is wrong with the world and you can change it, take action. If you can’t take action, you’re better off to forgive and forget.

  1. Don’t Take Calls from Strangers

Unless you’re working in telesales or product support, there’s no reason you should ever take a call from somebody you don’t know. After all, when was the last time you took an unexpected call that was truly important? If it’s important, they’ll get you through email.

  1. Don’t Take Yourself Seriously

The ability to laugh at your foibles not only makes you happier as a person, it makes you more powerful, more influential, and more attractive to others. If you can’t laugh at yourself, everyone else will be laughing behind your back.

  1. Don’t Try to Win Every Argument

Some battles aren’t worth fighting, and many people are easier to handle when they think they’ve won the argument. What’s important isn’t “winning,” but what you, and the other people involved, plan to do next.

  1. Don’t Succumb To Malice or Gossip

Before you tell a story about anybody else, or listen to such a story, ask yourself four questions: Is it true?, Is it kind?, Is it necessary?, and Would I want somebody telling a similar story about me?

  1. Don’t Worry What Others Think About You

You can’t mind-read and you don’t have everyone else wired into a lie detector. Truly, you have no idea what anyone is really thinking about you. It’s a total waste of time and energy to cling to your own idea of what that might be, especially if it’s negative.

  1. Drink More Water

Even a tiny amount of dehydration can “drain your energy and make you tired,” according to the Mayo Clinic. They recommend that men drink roughly three liters (about 13 cups) and women 2.2 liters (about nine cups) of total beverages every day.

  1. Eat a Big Breakfast

There’s truth to the old saying that you should eat breakfast like a king, lunch like a merchant, and supper like a pauper. Fueling up early makes you less likely to need that extra jolt of sugar at about 10:30 AM.

  1. End Each Day With Gratitude

Just before you go to bed, write down at least one wonderful thing that happened. It might be something as small as a making a child laugh or as huge as a million-dollar deal. Whatever it is, be grateful for that day because it will never come again.

  1. Exercise Your Eyes

While working at a screen, periodically stare at something that’s far away, like out the window. If necessary, get up and find a window or at least a hallway so that you can focus at a distance. This keeps your eyesight from degenerating.

Familial Status and Quiet Enjoyment

This article directed towards tenants with children should be interesting to landlords for a couple of reasons.

First, it provides a pretty nice overview of how otherwise well meaning landlords can end up running afoul of fair housing laws when dealing with children. Landlords need to always remember that familial status is a federally protected class. So what does that mean?

It means you cannot deny an applicant a property because they have children. Most landlords get this one.

But it also means that you cannot steer applicants to certain apartments or properties, say with more bedrooms or on the first floor. And here is where many landlords get tripped up. Not because they are trying to discriminate but because they are trying to be helpful. They think that another bedroom or more space might be needed and only discuss certain apartments. Or they believe, like the article states, that they are helping other tenants by only showing first floor apartments so there are less feet tromping around.

To avoid discrimination issues, landlords should tell applicants about all available properties and let THEM decide what is best for their needs. Do not do any thinking for them, no matter how helpful you may think it might be.

Secondly, the article discusses a clause that is in almost all of our leases, the right to quiet enjoyment. Perhaps you assumed, like many others, what that clause means. Quiet enjoyment means that there is no outside interference with an activity. An activity could be something such as renting an apartment. Thus, that term outside interference applies to you, the landlord. It does not, as the article points out, mean tenants have the right to absolute quiet. Rather, they have the right to be left alone in their home without interference from the landlord. Thus as the article again points out, kids playing in the courtyard in the afternoon, while perhaps loud, is a normal activity and does not violate the rights of other tenants.. Could get tricky I know, but understanding the term and being able to explain it to your tenants could help.

Reaching The Top Again?

According to the S & P Case Shiller composite index home prices continue to rise. The latest data show a 5.5 percent gain in prices from October 2014 to October 2015. That means that as of October 2015 home prices have returned to their 2007 levels in the 20 cities included in the index as can be seen in the chart below.

 

 

 

 

 

 

 

The real estate boon is and has been on again folks. Real estate is sexy again. And prices are likely to continue rising. There is simply not enough supply for the demand. Even here in Memphis, TN homebuilders are scrambling to get any buildable lot they can get.

If you are on the fence regarding selling any properties, 2016 may be the time for you to hop off onto the sell side. If you can find a good deal, now is the time to consider doing a flip and even buying more rental property. Be careful though. Stick to the fundamentals of cash flow, cash flow, cash flow! Don’t bet on constantly increasing rents and increasing prices. Nothing goes up forever.

Will prices make it back to the 2005/2006 highs? Who knows?

The Rent Squeeze Continues

Rents are going up.  That’s great for us landlords right?  Maybe not.  Rents are outpacing income as can be seen in the attached graph from Zillow.com.

 

 

 

 

 

 

 

 

Higher rents will force many people to make hard decisions.  Not just about where they can live, but also about things.  For example, many at this time of year will be asking themselves if their kids should get Christmas presents or if the rent should be paid in full.   To us that seems like an easy decision.  Not so much to a loving parent.

If you are raising your rents, make sure you are qualifying your tenant’s income and make sure they can afford your property and all of the other things that go into living, like eating and getting around.  Smarter landlords also know that if a tenant starts to fall behind they have to stay on top of the situation.  Even though many things in the economy seem to be booming right now, it is times like these that can make it harder and harder for some folks to catch up and easier and easier to fall further behind.

I’m Back

Hello Everyone!

I’m back. I have decided to get this blog up and going again after a nice respite. The past year has been full of things to blog about.

Why Landlords Should Inspect Their Properties

This is why landlords should inspect their properties. You cannot completely trust the screening process. Some people can look perfectly normal on the outside and in public, but their home life is a complete mess as the linked article demonstrates.

Just because you never hear anything from a particular tenant does not mean that all is perfectly well. Most times it is, but it is best to verify. Do you think the tenant in the story above would have ever called their landlord? It is highly doubtful. They are too embarrassed by their home life to let you in and will likely just vanish one night when no one is watching.

So don’t let this happen to you. Put a clause in your lease like the following that allows you to periodically inspect your property.

Tenant shall be entitled to quiet enjoyment of the use of the property so long as Tenant is not in default of the terms of the Lease. However, upon one day’s notice to Tenant, Manager shall be entitled to access to the Property for the purpose of inspection, repairs or marketing the Property.

Remember, your properties are a huge asset to you, don’t let someone trash them.
